Property Factor’s Act
The Property Factors (Scotland) Act 2011 introduced a Code of Conduct for Property Factors. This code requires Cernach Housing Association to provide a Written Statement of services provided to its Factored Owners.
This written statement meets our obligations, as set out in the legislation. It is not intended to be a legally binding agreement. It sets out in clear and transparent terms our responsibilities as your factor.
Our Registration No. with The Scottish Government under the Property Factors (Scotland) Act 2011 is PF000149.
Factors Deposits
All owners purchasing a property included in the Association's Full Factoring Service will be required to pay a Factors float.
The sum of £50 shall be payable by each owner.
This is a "one off" fee, which protects the Association against unpaid invoices.
What the factoring service provides
We provide a range of factoring services to several sharing owners & owner occupiers in our estate. These include reactive common repairs; cyclical (long-term) common repairs such as roof maintenance and close painting; close cleaning; backcourt maintenance; and building insurance. Owners should be aware that insurance cover for contents is not included in buildings insurance. The costs of these services are charged directly to customers in the form of a factoring service charge.
