Alterations & Improvements 

We understand that you may wish to make improvements to your home to better suit your needs. As your landlord, we generally support tenants making alterations and improvements; however, you must obtain our written permission before any work begins. To request permission, you will need to complete an Alterations and Improvements Application Form. The form is available from our office or can be downloaded here.

Permission is required for a wide range of alterations, including:

• Installing electric or mixer showers, shower wall panels, shower screens or wall tiling.
• Installing laminate flooring, floor tiles or similar floor coverings.
• Replacing, moving or altering fixtures and fittings such as kitchens, bathrooms, doors, taps, light fittings or electrical sockets.
• Erecting garden sheds, fences, satellite dishes or other external structures.
• Carrying out any internal or external alterations to the property.

Please note that alterations affecting the structure, layout or fabric of your home will require specific approval and may also require Building Control consent or other statutory approvals.

Important information

Before carrying out any work, please wait until you have received written permission from the Association. In some cases, we may request additional information, plans, specifications or certificates before approval can be granted.

If you end your tenancy, you may be required to return the property to its original condition if the alteration has not been approved or if we determine that it is unsuitable for future tenants. Where this applies, you may be responsible for any associated costs.

Compensation for improvements

In certain circumstances, you may be entitled to compensation for qualifying improvements you have made to your home. Compensation can only be considered at the end of your tenancy and is subject to eligibility criteria and legislative requirements.
