Owners

All Factored Owners are part of the Cernach Community in the same way that our tenants are.  We want to ensure that you receive the same level of customer service and through this website and our quarterly newsletters that you are aware of what is happening in our community and the ways in which you can participate.  We understand that buying your home is the biggest financial commitment you will ever make and want to help you ensure that your investment is protected and that you understand the obligations of both of us as the property factor and yourself as the homeowner.  

Owners’ Responsibilities

Owners have a responsibility to keep their property and its common parts maintained. Owners are required to pay for common repairs and, where a factoring service is provided, to pay any management fees. When a property is sold, the new owner takes over responsibility for maintaining the property and paying for the factoring service.

All customers are issued with a copy of our Written Statement of Services once we are made aware that you have purchased a property which is factored by us. The document explains all the charges that you, as the property owner, will be liable to pay. It also explains our role as your factor and what you can expect from our factoring service.
