Electrical Safety
We carry out electrical safety inspections in our properties in line with our legal obligations as a landlord. These inspections are undertaken by a qualified electrician every five years for existing tenancies and at the start of each new tenancy. During the inspection, the electrician will check the wiring, consumer unit (fuse board) and electrical installations within your home to ensure they remain safe and meet current safety standards.
Your home is also fitted with interlinked fire detection devices. This will typically include a smoke alarm in the living room, a smoke alarm in the hall and a heat alarm in the kitchen. If one alarm activates, all alarms will sound to help alert you to a potential fire. We keep records of all electrical safety inspections and will contact you when your next inspection is due.
How you can help keep your home electrically safe
You play an important role in helping to keep your home safe. We ask that you:
- Provide access when your electrical inspection is due.
- Report any electrical faults or concerns to us as soon as possible. Before reporting a fault, please check whether a circuit breaker or fuse has tripped.
- Avoid overloading sockets or connecting multiple extension leads together.
- Only use electrical appliances that are safe and in good condition.
- Remember that you are responsible for the maintenance and safe use of your own electrical appliances, such as cookers, washing machines, televisions and other household items.
- Contact us before making any changes to sockets, switches, lighting or other electrical installations in your home
